The Feds are offering to pay you up to $8,000 if you are a 1st time home buyer. If you are considering buying a home this year you must close by Dec. 1, 2009 inorder to quailfy. This is not an $8,000 adjustment to your AGI it`s $8,000 cash. When you file your 2009 taxes and if you owe $2,000 you not only don`t have to pay that you will get a check for $6,000. If you owe nothing than you get a check for $8,000.

does that credit come to you only after you file your 2009 taxes or could you use that credit towards a down payment when signing?

Yes you only get the money when you file your taxes. The money can`t be applied to your down payment or closing cost. If you already closed earlier this year you could file an amended 08 tax form and get your money this year.

What about 2nd time home buyers? And what is Maine doing for me? I have a kid getting ready for engineering school. Other states with outstanding universities are offering free tuition. Its hard to pass up with real estate and cost of living so much cheaper in more southern states.

i just bought a house in april this year, cant wait for the 8k, we are putting right back into the house so the value will go up, good investment
